Hello friends, today I wanted to share some exciting news. In November 2020, The Woodlands-based developer Howard Hughes announced that 2.5 percent of The Woodlands' total land consisted of undeveloped commercial projects. In two years, those nearly 700 acres of planned commercial space remain mostly untouched — but a few new developments have broken ground. As The Woodlands nears full build-out, developments on the outskirts of the township are also becoming more viable. Here are four upcoming developments in The Woodlands:
Aria Isle
Lots for the 25 multimillion-dollar homes set to be constructed on Lake Woodlands’ Aria Isle are around 80 percent sold, Howard Hughes’ Houston region president Jim Carman said.
Carman said all lots are expected to be sold in the next few months.
Once known as Mitchell Island, the isle sat vacant from the time it was created in 1986 until November 2020, when the township’s Development Standards Committee approved a plan to build no more than 30 homes on the 23-acre patch of land. A temporary bridge to the island was built in January 2022 so construction could begin. Carman said each home will likely have different construction timelines, with all of them expected to be completed in the next few years. The Woodlands' residential lots are around 99 percent built out, Carman said, with just a few lots in Creekside Park, Indian Springs and East Shore (which includes Aria Isle) still undeveloped. Still, Carman said some of the lots labeled as undeveloped commercial property could be developed into multifamily residences in the future.
“I would expect that we would have additional multifamily projects at some point as we see a shift in what people are looking for,” Carman said. “We have more empty nesters and retirees than millennials in (existing multifamily properties)...They’re looking for that lifestyle that allows them to have amenities like a fitness center and a pool on the property without having to have the burden of maintenance for single-family homes.”
Creekside Park Medical Plaza
Construction for the 33,700-square foot Creekside Park Medical Plaza at 26424 Strake Drive will be completed “any day now,” Pinecroft Realty’s TJ Fry said.
The two-story medical office building has targeted tenants providing services such as multi-specialty, orthopedics, pediatrics, imaging, ophthalmology, oncology and dentistry. The project began in March 2022, around the time that Howard Hughes’ other medical project, the Memorial Hermann Primary Clinic, broke ground in Shenandoah. That clinic will relocate to the new Research Forest facility March 21, per the clinic website. The medical plaza would serve Creekside Park and other western Woodlands villages further from the medical hub in Shenandoah as healthcare continues to be the No. 1 workforce sector in The Woodlands.
“I think this is going to be a growing trend,” Carman said. “The fact that we’ve done additional medical projects is to support that growth.”
Honeycomb Ridge Estates
In December 2022, The Woodlands' trailgoers may have seen an uncommon sight taking place in Grogan’s Mill.
In the heart of The Woodlands’ oldest village, 17 new homes are under construction. Ten of the new homes will be completed in 90 to 120 days, Stonefield Properties’ Scott Sparks and John Tucker said.
"The Woodlands is one of the most sought-after areas in the whole Houston market, and it's almost totally built out," Tucker said. "So when we found out these lots were available, we had to buy it. It was a hidden gem and we pounced on it."
The houses at Honeycomb Ridge Estates will range from 2,620 to just over 4000 square feet, with prices ranging from $750,000 to $1 million. The two- to four-bedroom homes will mostly be constructed with open floor plans in a modern farmhouse style, ranging from two to 4.5 bathrooms and complete with other amenities including mud rooms, game rooms, outdoor kitchens and walk-in pantries. Tucked between Cokeberry Pond and Interstate 45, the homes are in the feeder zones for Lamar Elementary, Wilkerson Intermediate, Knox Junior High and College Park High School. Stonefield said interest has already been overwhelming, and some homes may go under contract as early as next week. The developer hopes to list some of the homes in the next two to three weeks.
"You don't have to drive to the back of The Woodlands to get a brand new house," Sparks said. "It's the place to be."
Gosling Town Center
Located on Gosling near Creekside Park, the aptly-named Gosling Oaks development will consist of 120,000 square feet of medical office and retail space, including six upscale restaurants. Newman plans to sell 15 acres of property for a 390-unit multifamily complex that will back up to Spring Creek Greenway.
But developer Nate Newman said the true focal point of the space will be three large live oak trees that he couldn't bring himself to tear down. "They've been here long before before we were and they're going to be here well after you and I are are gone," Nate said. Instead, Newman said the 150-250 year old trees will be relocated to the front of the retail space and will serve as the focal point of the retail center's future walkway. The walkway will connect all stores and restaurants with sidewalks and artificial turf. Newman said the company will also construct a walkable canopy structure around the biggest tree--complete with a slide or two.
"I have two kids, and I know that we are always looking for destinations and places that we can go where we can be outside while the kids are entertained," Newman said. "This is really the whole package, because we have a multifamily site, where they'll have the amenities of the commercial sites up front, but at the same time, they can be backing up Spring Creek."
Newman plans to bring the multifamily site to market in the next few months and to break ground on the mixed-use project in the spring of 2024.
